Architectural Excellence

Modular Genius was tasked with a challenging project, providing space for over 250 resident students for the 2023 school year. We provided 10 buildings across three different locations around the campus. Some buildings were set in parking lots and others were built on dirt or grass. All buildings were placed on permanent, below concrete foundations. All three modular dorms featured a shared laundry room, kitchen and lounge area, showers, and restrooms for residents. Each temporary dormitory building also includes a sprinkler riser room, an IT closet, and a janitor’s closet. The project had a short and strict timeline, due to the fact that the dorms needed to be ready for the upcoming school year. Modular Genius successfully finished this 49,600 sq. ft. dorm building right on time.

Technical Innovation & Sustainability

We built this project before having permits in hand and sent our own inspection company to the factory to ensure timing, and to limit punchlist items on site due to tight schedule.

Cost Effectiveness

Based on a 24 month lease of the buildings, Modular Genius’ cost to the customer was under $120 per sq. ft. All utility, permits and the foundations were installed by a general contractor on site.
