The project owner wanted to provide a consolidated workspace area for employees and contractors at this industrial site. Previously, there were various individual trailers on site on a short-term basis. With the two-storey, 20,160-square-foot modular facility provided by Britco on a 5-year contract, employees and contractors have abundant office space and lunchroom areas. The complexes are connected by site-built corridors, and a deck and canopy system connect the two floors. The modular units include an upgraded HVAC system, modern and efficient LED lighting, and windows to allow natural lighting inside.
Technical Innovation & Sustainability
Providing a consolidated workspace for contractors and employees was the primary objective. The two-storey building was designed and manufactured to consist of stand-alone office complexes connected by site-built corridors. The corridors allow for heating and lighting, as well as provide space for employees to hang their work gear. A stairway, deck and canopy system connect the two levels, as the units are only accessible from the exterior. During the manufacturing process, the engineered structural components were strengthened to ensure the units will support the addition of the decks and canopy system between modules.
Cost Effectiveness
The solution provided was cost-effective for the client because it utilized Britco’s standard, factory pre-finished products. Also, by utilizing a stand-alone design in which the modular units support the walkways and canopies between modules provided a cost-savings over other potential design configurations. The finished product ensures that employees have access to all areas of the facility thanks to the stairwell-and-walkway system.
