The Totem Inn is a replacement facility to the hotel and restaurant destroyed by fire in September of 2016. In March of 2017 the Owners of the Totem Inn contacted Builders Choice Modular (BCM) to determine if a Design-Build modular approach to the facility replacement would open the doors sooner thereby facilitating the resumption of business and revenue sooner than would otherwise be practicable under a traditional Design-Bid-Build method. BCM was able to complete design and engineering within 180 calendars days followed by 81 calendar days of fabrication concurrently with site utilities and foundation work. Module installation and facility completion was performed during the hotel’s slower winter season and reached Substantial Completion on May 8, 2018 and occupancy on May 14, 2018 to coincide with the start of the Totem Inn’s summer tourist season.
Technical Innovation & Sustainability
While fairly common in Alaska and mountain locations in the lower 48 States, the facility design structurally had to meet very heavy snow loading on the order of 160 lbs/sf. Valdez routinely collects winter snow in excess of 300 inches per season. The entire structure was designed to resist heavy snow loads, unbalanced snow loads and correspondingly increased seismic loads.
Cost Effectiveness
The ability to perform site work concurrently with module fabrication allowed the operation to improve on scheduled delivery necessary for the client to resume business operations and start collecting revenue sooner than would otherwise be practicable in a traditional stick built project.
