Modern Building Systems project recognized as Modular Building Institute’s July 2015 Building of the Month
The tight construction quarters, a previously unusable urban infill site underneath existing freeway overpasses, made modular a perfect fit for this project. MBI member Modern Building Systems used this opportunity to create a durable and modern bus terminal.
Seattle, WA – The Modular Building Institute (MBI) recognizes Modern Building Systems’ Seattle Greyhound Bus Terminal as the July 2015 Modular Building of the Month. This project also won first place in the Permanent Retail & Hospitality category at MBI’s annual Awards of Distinction, which are recognized at the association’s annual conference, World of Modular.
For this project, Greyhound requested extremely heavy-duty building specifications in order to stand up to the high amount of daily traffic with very low maintenance requirements. To provide this, heavy-duty metal all-weather insulated panels are featured on the mansard roof and building exterior. The interior showcases stained and polished concrete floors, which are both attractive and unmatched in their durability. Both men’s and women’s restrooms feature ceramic tile walls and floors, providing excellent product durability while adding color and vibrancy to the interior. All high-traffic areas used high-impact wall wainscoting, which appears elegant while deterring vandalism. The structure is of non-combustible steel and was manufactured and transported without a floor and then installed on a poured concrete slab. Because it was an over-height "super-load", it required delivery between 11:00 p.m. and 3:00 a.m. This construction approach achieved the required 10’ interior ceilings and allowed the structure to be placed on its foundation within hours of arriving on site.
Modern Building Systems incorporated a number of environmentally friendly, energy-saving features, inherent with today’s efficient modular construction, including a reduced heat loss coefficient due to the use of insulated metal wall panels with building insulation (R45 rating,in addition to the R38 insulation in the roof and rigid insulation under the floor), high efficiency electric roof-mounted heat-pumps, insulated low-e windows and doors, the latest in moisture and air-infiltration building wraps, plus occupancy sensors for florescent lighting. The construction process in the factory utilized a substantial number of recycled composite materials whenever possible for superior efficiency, including zero waste streams both in the factory and on-site.
Modern Building Systems has earned the acclaim of MBI and the commercial modular construction industry for creating an efficient, sophisticated space that will stand the heavy use characteristic of an urban bus terminal.
